We are an Australian lender that provides loans for Building Owners to make environmental upgrades to their building.


Often referred to as BUF - it is a loan, simple as that.

Australian Environmental Lending is a lender that provides this finance to companies and homeowners like you.


Building Upgrade Finance or Environmental Upgrade Finance are the same thing - Govt enabled finance, legislated in Vic, NSW & SA.

They allow you to borrow funds to pay for Environmental Upgrades to your non-Residential building (and soon to be Residential buildings in Vic as well) and repay the loan through your Local Council Rates. Non-Residential properties include: Commercial Buildings, Strata, Agriculture, Offices, Industrial properties and Tourism buildings (hotels, tourist buildings). 

You don't need any capital or down-payment. Typically you can get a longer term on your loan, better rate and - best of all - the loan is against the land so if you sell your property, the loan can transfer to the buyer. You get the benefit of reduced bills and if you sell your property or house, you don't have to pay off the loan. Sounds good right? What Upgrades Can I Make to My Building?

Here's an idea of what Projects you can undertake or install in your building - the following can be financed with an BUF loan:

Building Upgrades: Building fabric insulation upgrade, Cool roof coating, External solar shading, Green roof installation, High performance windows, Reduce building infiltration / exfiltration

Energy Source: Hot Water technology upgrade, Reduced carbon on-site energy source, Grid-connected renewable energy (Solar, Wind), with or without battery storage, Solar thermal hot water, Power factor correction

Lighting: Lighting control upgrades, Lighting technology upgrade

Plant Upgrades: Drive & fan efficiency upgrades, Duct testing & sealing, Ducting & piping insulation, HVAC efficiency via control upgrade, HVAC technology upgrade, Permanent high efficiency commercial appliances, Permanent refrigeration upgrades, Pool efficiency upgrades

Water: Blackwater / Greywater / Rainwater systems, Water efficiency measures

Pollution Prevention: Waste & greenhouse gas emissions, materials recovery or recycling 

Transport: Reducing car use or promoting alternate, more environmentally friendly, means of transport (such as cycling, walking).

And yes, even the Consulting Fees can be included in the loan.
